Most Indian listings quote super built-up area, which can inflate apparent size by a third. Leading with carpet area is both the legally standardised basis and the honest one — and it makes your listings comparable.
Two properties advertised at the same size can differ by a hundred square feet of usable space. Buyers cannot see it, and eventually resent it.
Registrable projects must carry the registration number when advertised, and agents dealing in them must register too. Omitting it carries real penalties.
Discovering the fee late poisons an otherwise good transaction. Publishing it costs you nothing with serious buyers.
