Design decisions
Each of these came out of researching how this trade actually sells, not from a style preference.

Leads with carpet area on the RERA basis, then shows super built-up and the loading factor between them — so two listings at the same headline size can actually be compared.

The RERA registration number is a required field on every listing, and where a property is exempt the listing states why instead of leaving it blank.

Brokerage, maintenance and advance are published before a viewing rather than raised at the agreement stage.

Flags a high loading factor (31% on one resale unit) as a caution, which is information that works against the sale and is exactly why it builds trust.

Editorial serif treatment at 2px radius and generous density: property is a considered purchase and the layout gives each listing room.

What it doesn’t include

- RERA and agent registration numbers are placeholders. Publishing a wrong or missing registration number carries real legal consequences — these must be verified.
- No map integration or mortgage calculator. Both are straightforward additions but need API keys and lender terms.
- Property photography is essential in this trade and is not included. Generated graphics stand in for layout purposes only.
